Garbage Collection On Snow Days and Holidays
Here's what you can expect regarding trash and recycling during snow. Brownstone Management follows Department of Sanitation guidelines.   
  • Set out garbage after 5pm (4pm from October 1 to March 31) on the holiday for collection beginning the next day, which may occur earlier or later than normal collection.  Recyclables should not be put out until the next week. When there are back-to-back holidays (e.g. two Monday holidays in a row), recyclables will be collected after the second holiday.
  • During snow operations, residents may experience disruption in service. Please check the Department's recent holiday collection schedule press releases for up-to-date information (or call Brownstone Management 718.499.6030 x0).
  • When there are back-to-back holidays (e.g. two Monday holidays in a row), recyclables will typically be collected after the second holiday.

Snoopy vs. the Bedbugs

Its not funny, but it does seem that killing bedbugs is one of the few growth industries in NYC.  Every day, another major institution admits they're infested, and spending thousands to burn or poison these tiny pests.

Due to the cost of getting rid of bedbugs, some landlords and condo/coop Boards have considered bringing sniffer dogs in BEFORE bed bugs are discovered as a preventative measure.  However, if the dog indicates a positive scent of bedbugs, that could obligate owners to then bring in pest control.  Meanwhile, as the NY Times reported on November 11, there's growing skepticism about the dog's accuracy.  There's something pretty strange about having to spend real money based on a dog's scratch.

So its pretty aggravating all round.  Except for snoopy and his owners.  At least some portion of the economy is growing.  Meanwhile, contact your Property Manager if you'd like a quote to bring snoopy to your house.

 How to $ave on WATER 

    As one of the newest members of the Brownstone Management team, one of John Mahaffey's jobs has been to oversee water audits of client properties, which aim to discover leaks and save clients thousands of dollars.
     While water fees increased some 13% in 2010, with similar increases in 2009 and same projected in 2011, it makes more cents than ever to NOT waste water.
    So, to help find leaks, New York City has contracted with Honeywell to conduct free audits, which include:
  •  A property visit and walkthrough (at least 70% of each building must participat in the audit), to conduct the leak survey including dye tests of toilet;
  • Measuring the flow rate of showerheads, faucets and the flush volume of gravity tank toilets;
  • Issue a summary report which describes leaks found, estimates amount of water lost, related cost, and estimates savings from repair.

"I was shocked when I got the first report," said Mahaffey. "More shocking than how much water is wasted is how little it takes to fix the problem," he said.  "The scariest part is that a leak that costs $2,000 can take a short time to fix and it can cost very little."

Get Your Tax Abatement! 

    NYC Condo/Coop owners are eligible for personal tax exemptions.  All owners and shareholders must apply for these individually.  
     If you have received personal exemptions in the past, your information is saved in the NYC Department of Finance (DOF) system and you are automatically re-enrolled for the 2011-2012 period. If you are satisfied that the information saved by the city is correct, no need to reapply.   If you are concerned that the information is incorrect, you may reapply using the link below. 
     Note: if you purchased your apartment/shares in 2010, you must reapply with your new information to receive your exemptions relating to your new residence.
