Project Spotlight: Short Term Rentals
Coinciding with the growth of Brownstone Homes, our new realty division, we've hit on a great idea we think others will benefit from. We're using Brownstone's knowledge of your building and our Brooklyn rental market savvy to help you earn money on your property when you're not there.
We launched this service with a stunning Park Slope 2 bedroom brownstone duplex that we manage on 2nd St. between 8th Ave and Prospect Park West. The owner prefers not to put a year-term lease in place. Our solution? Rent it out on a short term basis for a nightly rate. Brownstone Homes handles all the details: advertising, screening and booking guests, short term lease agreement and deposit, concierge and cleaning. And your apartment does the rest - providing a short term home for a worthy Brooklyn traveler in need. In two months, this lovely apartment had 3 happy short term renters and grossed over $8000. Helping your Pocket and Your Planet
Good news! If you're planning to do home improvements in 2009, this year there are even more energy efficiency tax credits available to homeowners. Federal tax credits for energy-efficient home improvement had lapsed in 2008, but were reinstated for 2009.
This means that if you install insulation, replace windows or doors, get a new water heater or install certain kinds of HVAC systems, you can receive a tax credit of 30% of the cost of energy-efficient home improvements, up to a two-year maximum credit of $1,500. The federal government's EnergyStar website has detailed information and FAQs regarding these tax credit options.
National Grid's Think Smart Think Green program is also offering cost savings opportunities to New York City homeowners, in the form of rebates for weatherization and equipment improvement purchases. The process is simple: Use a licensed contractor to install insulation, thermostats, boiler reset controls, or high efficiency heating equipment. Upon installation, complete and submit the rebate form for a maximum of $750 for winterization and $1000 in equipment per account.

Hall Monitor
We know. It's New York, and everyone needs more space. But unfortunately, the halls outside your units are not the place. In fact, the New York City Fire Department classifies hallway clutter as a fire hazard and can assess violations if your building is inspected.
